The Properties
Calmwaters House
This contemporary property is ideal for a family stay at Avington. It has 3 bedrooms with 3 ensuite bathrooms along with open-plan living, dining and kitchen area with a log burner. You also have a spacious decking area and fire pit overlooking the waters.
Calmwaters Cabin
Looking for the ideal romantic retreat on the estate? We think you’ll be hard-pressed to find a better spot. The cosy hideaway has a bedroom with a king size bed and an ensuite shower room. It also has a separate living area and kitchenette. The outside deck overlooks Avington Lakes.
Clearwaters House
This property overlooks the tranquil waters of Avington Lakes and offers three ensuite bedrooms. Clearwaters House offers three ensuite bedrooms. You’ll find an open-plan kitchen and dining living area with a log burner should the weather turn. There is a large deck, too, with seating around a fire pit to enjoy the view.
Clearwaters Cabin
This cabin delivers the ideal accommodation for a small family break. You get two bedrooms with king-size beds and ensuite bathrooms, a separate living and dining area, and a kitchenette. And, of course, you get a large decking area that overlooks the Lakes.

Around the Estate
There’s a wide range of activities and facilities to discover on the estate, from wild water swimming in the River Itchen to perhaps some clay pigeon shooting. You can also try fly fishing on the main River Kennet and its tributaries, or there is also foraging, archery, or boating. If you’re looking for a relaxed pace or simply greater mindfulness, join in a sound bath or a pilates class or pay a visit to the lakeside sauna.
The Area
Just outside the estate is The Chestnut Horse Country Pub, and a village shop is located in the neighbouring village of Easton. Also nearby is the UK’s oldest fishery, Avington Trout Fishery, and Avington Park Golf Course.
Avington is situated just outside of the ancient historic city of Winchester, which boasts numerous attractions, including its cathedral, Science Centre and Great Hall. It also is renowned for its independent boutique shopping and fine dining. Further afield, you can explore the natural splendour of the New Forest and the hiking and biking mecca of the South Downs. If holidaying with children, then pay a visit to Marwell Zoo or Paulton Paultons Park, which houses Peppa Pig World.
